How Engel & Völkers Advisors Show the Potential of a Home, Not Just Its Condition

How Engel & Völkers Advisors Show the Potential of a Home, Not Just Its Condition

Premium property has a particular marketing problem. Many of the most desirable homes, the villa in the best street, the apartment in the old building with the high ceilings, come to market with dated kitchens, tired finishes and gardens that have been left alone for years. The buyer can afford to change all of it. What they cannot always do is see it. Engel & Völkers advisors use MeltFlex AI to show them: the same home, on its real photos, as it could be.

This piece looks at that use case, with Engel & Völkers as the example. The company facts come from Engel & Völkers’ own materials and press releases. We do not publish what individual customers do with their accounts, so there are no invented results here.

At a glance

  • Client: Engel & Völkers, founded in Hamburg in 1977, with over 1,100 locations in more than 35 countries and record 2025 commission income of over €1.3 billion.
  • The problem: premium homes often sell in dated condition, and buyers struggle to see past it.
  • What MeltFlex does: restyles rooms, facades and gardens on the real photos, so buyers see the home’s potential alongside its condition.
  • The rule: real photos first, visualizations clearly labelled as ideas.

Who Engel & Völkers is

Engel & Völkers was founded in Hamburg in 1977 by Christian Völkers and his business partner Dirk Engel, starting with the sale and letting of villas in the city’s Elbe suburbs. It is still headquartered in Hamburg and has grown into one of the best-known names in premium real estate. By its own count it has more than 16,700 people and over 1,100 locations in more than 35 countries, combining company-owned offices with licence partners trained at its own academy.

Beyond residential sales it runs commercial real estate, a Private Office for ultra-high-net-worth clients, yachting and development services. Permira funds took a majority stake in 2021, and for 2025 the group reported record commission income of over €1.3 billion. Since July 2026 it has been led by co-CEOs Till-Fabian Zalewski and Stefan Eck.

Selling potential, not just condition

A standard listing shows a home exactly as it is, which is right. But for a certain kind of property the condition is the least interesting thing about it. A 1970s kitchen in a house with a view of the lake, a dark wood-panelled living room with four metres of ceiling height, a garden that is mostly lawn and one tired hedge: each of these hides the reason the property is worth what it costs.

Premium buyers usually plan to renovate. The problem is imagination and time. An architect’s concept comes after the purchase, not before, so the buyer is asked to commit to a home they can only picture as it is today. A few well-made visualizations of what it could be shortens that gap, and gives the advisor a better conversation to have at the viewing.

How Engel & Völkers advisors use MeltFlex

Advisors choose their own tools, so we are describing what MeltFlex does for them, not an Engel & Völkers-wide program.

Real photos first

Showing potential only works if the buyer can trust the listing. The listing should always carry the real photos of the property as it is. The visualizations sit next to them, clearly labelled as ideas for what the home could become, not as its current state. MeltFlex keeps the structure of the room or facade intact, which keeps the ideas grounded in the real building rather than a different one.

For other premium agents

Any advisor selling a good home in tired condition can do the same, from the photos they already have. Try MeltFlex free on the room buyers keep walking past. Offices and franchise groups that want shared credits and seats can look at MeltFlex for enterprise.
